How are comparable properties selected?

Recorded sales are ranked by same-suburb location, recency, distance and land-size similarity where those details exist. Unsupported bedroom, bathroom and building-size data never affects the score.

How accurate is the estimate?

It is an indicative range, not a valuation. Strong, recent nearby sales produce a tighter range; sparse or inconsistent evidence produces a wider range or no estimate.

Why actual sold prices matter

Asking prices show seller expectations. Settled sale prices show what buyers actually paid, making them stronger evidence for comparing local market value.

What affects the value of a property?

Condition, exact location, land, floor area, layout, parking, views, improvements, zoning and buyer demand can all affect value. Many of these require an inspection and are not present in Valuer General records.

Does it factor in renovations?

The selected condition applies a clearly disclosed, modest adjustment to the comparable-sales midpoint. It cannot replace an inspection of the property's renovations, quality or defects.

Why does it sometimes say "Insufficient Data"?

If there haven't been enough recent comparable sales in your area, we won't invent a number. We believe it's better to tell you there isn't enough evidence than to give you a misleading estimate.

Where does the sales data come from?

All comparable sales shown are official records from the NSW Valuer General — the government body that registers every property transaction in NSW.
